Timeline to Pre-Approval
Most buyers can go from "just thinking about it" to pre-approval-ready in about 8 weeks. Here's the week-by-week plan. Compress it if you're organized; stretch it if your credit needs work — the order stays the same either way.

Weeks 1–2 · Assess and organize
- Pull your credit reports from all three bureaus; note your scores and flag errors.
- Run the affordability calculator to find your realistic price band.
- Start the document checklist — download pay stubs, W-2s, and bank statements.
Weeks 3–4 · Clean up credit
- File disputes on any report errors — this is the step that takes the longest, so start it now.
- Pay down revolving balances toward under 30% utilization, ideally under 10%.
- Put every bill on autopay; no new credit, no closed accounts, no big unexplained money moves (see the credit guide).
Weeks 5–6 · Finalize the file
- Finish the document checklist to 100% — every category, all pages of every statement.
- Write one-line explanations for any large or unusual deposits, with supporting documents attached.
- If you're self-employed, assemble your profit-and-loss and business returns now — these take the longest to gather.
Week 7 · Research lenders (not applications yet)
- Compare 2–3 licensed lenders on responsiveness, fee transparency, and loan programs — not just advertised rates.
- Understand pre-approval vs pre-qualification so you ask for the right thing.
- Decide your comfortable monthly payment ceiling — below whatever maximum a lender might offer.
Week 8 · Apply for pre-approval
- Submit your complete file to your chosen lender and authorize the credit pull.
- Respond to any follow-up document requests the same day — speed here is entirely in your hands.
- Receive your pre-approval letter (typically 60–90 days validity) and start shopping with confidence.
When to adjust the timeline
- Credit disputes or collections to resolve? Add 4–8 weeks at the front. Disputes move at bureau speed, not yours.
- Self-employed or variable income? Add 2–4 weeks to document assembly — lenders scrutinize these files most.
- Already organized, clean credit? Weeks 1–6 can compress into 2. The order still matters: assess → clean → document → apply.
The golden rule, at every stage
From the day you start this plan until the day you close: no new debt, no big money moves, no job changes if you can avoid them. Lenders re-verify before closing, and a surprise between pre-approval and closing is how deals fall apart.
